£1m Design + Build redevelopment of the existing five storey building at 99-101 Farringdon Road, to include a mansard roof extension enabling the creation of a new sixth floor for residential units, conversion from office (B1) to residential (C3) use across the fifth floor and redesign and refurbishment of the retained office space at first to third floors plus the entrance lobby.
We worked closely with the Local Planning Authority to achieve the desired outcome for our client which would enable the creation of four new residential units; significantly increasing the property's value. A shared main entrance with the office use required considerable liaison with the Appointed Building Control Inspector to ensure compliance across the different uses permitted.
The interior design of the shared entrance recreated an industrial feel within the space, in reference to the buildings industrial origin. Beams previously boxed up, were exposed and treated and the application of brick tile and new light fittings complete the look. The industrial theme continued across all floors in the form of oversized doors, signage, exposed steels and black skirting detail to the residential properties.
